The Building Process

Our directors and draftsmen perform a physical site inspection of your land. We map the block dimensions, solar angles, slope parameters, and research local planning restrictions (LEP/DCP) from your Sydney council.

We create a custom floorplan and design layout from scratch. You work directly with our interior designers and architects to define the structural aesthetic. We prepare detailed 3D schematic renders.

We prepare and submit all documentation. This includes statements of environmental effects, stormwater management drawings, and shadow diagrams. We coordinate with council officers or private certifiers.

While approvals are finalized, we refine structural engineering (concrete footings, steel columns) and guide you through selecting plumbing fixtures, lighting layouts, and custom joinery designs.

Your dedicated Innovative Design & Construction Group site manager oversees day-to-day work, keeping build quality at director-level standards. We schedule structural milestone reviews for plumbing, slab, frames, lockup, and fit-out.

Our directors conduct a comprehensive walkthrough of the finished residence, verifying every paint seam and tile alignment. We hand over keys, municipal occupancy certificates, and your homeowners manual.
